Our story

We are Andy and Maggie Kitson, Directors of MAK Investment Properties Limited and MAK Sourcing Limited. We have been married for 13 years and have 5 beautiful children between us. Most recently we were blessed with three amazing and totally adorable grandchildren. We also can’t forget to mention the other two loves in our lives , our fur babies who are our loveable working cocker spaniels. Andy works full time in our property investment and sourcing business and Maggie currently works part time as she also runs a separate company as an IT consultant/computer programmer.

In 2017 we realised we needed to make long term plans for our future if we were going to be able to retire and spend more time with each other. Neither of us had pensions which would provide us with a reasonable lifestyle in our old age. We didn’t have pots of gold under our bed either so we needed to find another way to secure our futures. We have always known that property is a good place to invest but we didn’t have the “know how” or funds to do it ourselves , or so we naively thought. Our property investment journey really started in 2016 when we inherited some rental properties and a potential building plot from Maggie’s late parents. We became accidental landlords (along with 8 other family members) but the properties were not cash flowing at the time and they needed a huge amount of money spending on them to bring them up to current rental standards. Our other family members didn’t want to invest into these properties they just wanted to sell them and get rid of the responsibilities. It was at this point that Andy and I decided if we were serious about securing our future with property investments and were to make the most of this development opportunity we needed to know what we were doing. We did our homework and invested a lot of our hard earned savings by educating ourselves in the world of property investing. We attended an initial 1 day training course and from that day we were “hooked”. We were both familiar with personal residential property purchases but we could not of prepared ourselves for just how much we would discover from our training. There is a lot more than you could ever imagine to property investing and more importantly making a success from it. If you are reading this and saying to yourself you would love to ditch your day job and have your own successful property portfolio for financial security now and your family’s future when you are not around anymore but you don’t have the money, we are living proof that you can!!

We are always grateful for the personal investment we made in ourselves as we would not be where we are now if we had not made that initial sacrifice. We would encourage all new investors to follow our advice to get educated or surround yourself with people who do know what they are doing like ourselves. We continue to use a mentor to this day despite our success, confidence and experience to support us and our business and to stay accountable every step of the way.

We moved house in March 2018 to be nearer to our investment areas of Lincolnshire and Nottinghamshire. Despite the fact we were both working full time jobs at this point in time we started building our property portfolio and set up MAK Investment Properties Limited MAK Properties to enable us to buy and hold properties to refurbish and rent. We bought our first buy to let property in Lincoln in June 2018 and spent many long evenings and weekends fully refurbishing it before tenants moved in. To this day our first property remains one of our highest cash flowing assets and has seen a good capital growth in the short time we have owned it. In June 2019 we up scaled our strategy somewhat and bought Maggie’s late parents property portfolio and development land (which was in fact the back garden of Maggie’s late parents home at that time) from the remaining family members and subsequently commenced a scary £1.6m new build development project consisting of 8 new build apartments as well as refurbishing 4 existing apartments which needed a huge amount of refurbishment including a new roof, structural remedies, central heating, and full internal upgrades. We faced many obstacles during this development including Brexit, Covid 19, lockdown, material shortages and extreme lender challenges. We were definitely “tested” and it required a huge amount of determination, blood, sweat and a LOT of tears! We remain immensely proud of what we achieved and grateful that we not only survived as a couple, but we succeeded and completed the development on time and within budget. Not bad for our first attempt!!. We can now look back and reflect on all the lessons and new skills we learnt along the way and not forgetting the income this project now provides to our business and the legacy we have created for our family. We sincerely hope our parents look down on us and are proud of what we achieved from our legacy.

We did take away massive learnings and experience from this development project (some good and some horrendous!!) but without believing in ourselves and taking the risks we did we would not be where we are today. We are confident we can offer our experience and broad range of skills and services to others to help them grow their own profitable portfolios. After tackling a development of this size we can assure you that nothing has phased us quite as much since!! Andy gave up his day job in December 2020 and now works in our property related businesses full time. With the support of our trusted team of tradesmen and professionals he takes care of all our own personal refurbishments, flip projects and the day to day rental property maintenance.

Andy is always actively viewing potential investment properties in our area and is on first name terms with most of the local letting and estate agents. Maggie was born and bred in Lincoln and we now live in the area so we know where to source properties and what strategy’s work in the different areas. We have helped family and friends to grow their own property investment portfolios. It is from this that MAK Sourcing Limited was born and we are now proud to help other investors who are either time poor, or not physically located in Lincolnshire to find suitable properties where they can invest their monies and grow successful portfolios! We are proud to say we are a fully compliant sourcing business. We pride ourselves in maintaining the highest of standards for the success of our business and our client investors. We always aim to deliver a first class service and build long standing relationships with our client investors.

Our family remain our no 1 priority and our biggest motivation to succeed. We want to create more “time” to spend with each other and our family. Our property business provides us with a pension and a legacy for our family. We have flexibility in our lives which is why we are so determined and driven.
